2. Services Offered by AIP, spol. s r.o.

A) Pre-design stage:
  • evaluation of the conformity of the development project with the urban plan and obtaining of statements from the relevant statutory body, including the summary of conditions
  • obtaining information about the size and capacity of the attraction zone of the population
  • obtaining of all relevant documents from the Land Register (including the copies of land registration, list of ownership, ownership titles, etc.), verifying of prospective liabilities of the third parties, elaboration geometric plans
  • preparation of the evaluation by expert witness for the plots or buildings in question
  • elaboration of contracts, rights of users, including notary certifications, and lodging of contracts into the land register
  • digital geological survey of plots of land, including the connections for all infrastructures and traffic connections
  • hydrological report, including the bore holes and preparation of the soil
  • investigation report for the economic design of foundations
  • professional evaluation of the prospective contamination of the land in the given area
  • professional evaluation of the flood risk
  • verification and coordination of the business activities on the neighbouring lots
  • preliminary negotiations with all relevant state authorities
  • negotiations with the providers of utilities and services in order to verify its capacity and availability and connection points of existing services
  • discussion with the neighbours in relation to the connection of utilities and traffic connection and obtaining their favourable statements for the proposed project
    verify its capacity and availability
  • elaboration of special documentation in accordance with the law 163/2006 concerning evaluation of the impact to environment - E.I.A. procedure
  • elaboration of expert´s statement - opponency according to the Law 163/2006 Sb - E.I.A., evaluation of E,I.A in accordance with 100/2001 Sb
B) Design preparation:
  • elaboration of architectural studies of the investment project in several options
  • elaboration of digital 3D model
  • elaboration of design documentation for the Urban Planning Permit
  • obtain statements from various legal and state authorities - necessary for the obtaining of the Planning Permit
  • incorporate the statements of the various authorities into the project documentation for Planning Permit
  • co-operate with the client during contradiction meetings leading to obtaining the statutory approvals
  • submitting of the application for general planning proceedings
  • attend the meeting about the general planning proceedings and receive the Urban Planning Permit
  • incorporate the requirements of general planning proceedings into the design and documents
  • elaborate the design ready for the application for the Building Permit
  • obtain statements from various legal and state authorities - necessary for the obtaining of the Building Permit
  • prepare and lodge the application for the Building Permit and arrange the issue of the Building Permit

C) Construction stage:
  • project management of the construction
  • prepare time and co-ordination schedule of construction in Microsoft Project 2000
  • participate in the tender process, evaluation of the offers and advice for choice of general supplier and selection process of suppliers for the specialised works
  • assist in tenders of the specialized subcontractors
  • assist in the preparation of contract documents between the client and general supplier so as specialised subcontractors
  • permanent technical supervision of the client in the course of the whole project, including all activities connected to it, taking over of completed construction operations, organization of Controlling days and checking of of Time schedule and "Mile Stones"
  • objective and price control of invoices of the suppliers in the given price period
  • cooperation and participation in building acceptance, checking rectified defects and uncompleted works both from time and quality point of view
  • listen all defects at the end of defects liability period and arrange their rectification by the contractor
  • verification of the final invoices
